How do we begin the onboarding process with The International MLS [IMLS]®?
Start by contacting us to discuss your integration needs and initiate the onboarding process. We’ll walk you through each step and confirm the best approach for your CRM platform
What do we need to send for listing integration?
You’ll provide a feed containing your active listings. Standard formats such as XML, Kyero and RESO are acceptable. Our data specifications page outlines the required fields and structures to ensure compatibility.
Is there a cost for CRM providers to integrate with The IMLS?
No — there is no cost to the CRM provider. Your only responsibility is supplying a listing feed that meets the acceptable specifications.
What happens after we send our listing feed?
Our team validates the feed, confirms proper field mapping, and extracts the listings of your paying clients for entry into the IMLS database. Both sides verify feed delivery to ensure everything is flowing correctly.
Will you provide materials we can share with our clients?
Yes — we’ll supply a one page introduction to The International MLS [IMLS]® that you can share with your clients. It explains the benefits of IMLS membership and the value of global exposure.
Can our Platform create, update, and withdraw listings using a publishing/write API, XML or another feed?
Yes---the info is on our webpage
Do you accept both exclusive and open/non-exclusive listings?
Whatever is the standard in your area
Typically, the system tries to reject duplicates
What authorization evidence and duplicate-listing rules apply?
The authorization evidence needs to be on your side
Can we receive leads, publication status, rejection/error details and performance data into our CRM?
All leads go to the agents with the listings. The rest is a discussion with our programmer
Can an agency import its own existing listings from your platform?
No, not yet.
Third-party inventory: do you offer licensed access, with the relevant rights holders' permission, to search, display, or share other agencies' listings?
Yes, we have created an International Search page with all IMLS listings, so sharing is automatic.
What uses and onward redistribution are permitted or prohibited? Please distinguish this from importing an agency's own inventory.
We automatically send all listings outside the USA to Realtor.com/International. Agents will also be able to access other syndication options.
Eligibility: do you accept properties from a CRM provider representing multiple agencies and in multiple countries?
Yes.
Are there geography, property-type, price, exclusivity or membership restrictions?
There are no restrictions on location, price, or property types. Only licensed real estate professionals are accepted, as required by law.
Please share the current specifications, CRM-provider approval/certification process, per-agency authorization, sandbox, limits and requirements for photos, prices, availability, and removal synchronization. Please distinguish publishing/write interfaces from search/read APIs.
Our programmer would need to speak with your team and handle the technical requirements.
Commercial terms: what integration, listing, incoming-data, and lead fees apply?
You can match our feed specifications using XML, Keyero, or RESO, with no integration cost to you and no lead fees. To become a listing member, please visit our Membership page for information about agent and company membership costs.
What minimum commitments, contract periods, and agency subscriptions apply?
Partnerships and individual memberships are annual. Please visit our Membership page for more information about membership options and benefits.
For data feed specifications, please visit our Data Feeds Specifications page.
Who should handle the commercial partnership and technical onboarding?
We handle the partnership and onboarding process. You need to send us one feed. Agents and companies must become registered, paying IMLS members for their listings to go live. They will also receive their own member login area, where they can add their Agent/Broker Directory listing and photo.
Can we promote our partnership with The International MLS [IMLS]® to attract more clients, and are there any territorial restrictions on where we can operate?
You can promote your partnership with The International MLS® to attract clients and strengthen your value proposition. Another key benefit of working with us is that there are no territorial restrictions.
Does The International MLS® handle policing or enforcement for member activity around the world?
No. Policing and enforcement must be handled on your end. Because The International MLS [IMLS]® operates globally and supports members in many countries, it is not possible for us to act as the global police. Each partner is responsible for monitoring its own members' activity, ensuring compliance with local rules, and addressing any issues directly within its organization.
To initiate the onboarding process, CRM providers understand all FAQs described above, including supplying listings only from licensed real estate professionals where required by law and ensuring all submitted data is accurate, current, and properly authorized. By proceeding, you acknowledge and accept responsibility for the accuracy of all information provided and for maintaining compliance with all applicable licensing, authorization, data handling requirements
We reserve the right to update this document as we deem necessary.
